What is home staging?
Professional Home Staging is the process of preparing a home for sale
by calling attention to features while appealing to the psychology of
a Buyer's emotions through visual means. By guiding a buyers eye
to see your space and not your belongings, staging allows a potential
buyer to see the real value and potential of your home.
What Staging does NOT do
Staging does not disguise flaws or hide necessary repairs, nor is it meant
to be used as, or in place of, a professional Home Inspection. Home Staging
cannot evaluate the construction, safety or function of elements on or
within the home. Only a Home Inspection by a qualified professional can
provide you with such information.
Why should I stage my home?
As stated, most buyers spend ten seconds forming their opinion of your
home. During that precious time, the buyer VISUALLY assesses the value
of the home based on these questions:
- Is the home in good condition?
Has it been well maintained?
- Does the home provide the space
I need?
- Is there a minimal amount of
work required for me to move in (removing outdated wallpaper, painting,
etc.)?
- Can I picture myself living here?
Does it feel right?
Staging your home gives you the best chance for
your buyer to say YES to all of those questions. The results are proven.
Staged homes sell about 50% faster than their non-staged counterparts
and sell for 7% more on average.
Why do I need an evaluation?
Every home is different. Different features, different issues. One solution
doesnt work for all homes. And, as with most of us, it is extremely
difficult to view your own home as a buyer would. An evaluation encompasses
the entire home from curb appeal to basement and attic space, looks
at it through buyers eyes and suggests enhancements specific
to that home. We will prioritize enhancements so you dont waste
time and money by changing something that doesnt add value.
My home is decorated beautifully, why would
I need to have it staged?
Often, fully decorated rooms have too much furniture that accommodates
entertaining, but prevents buyers from seeing the space. And, since
interior decorating is intended to add as much of your personality to
a space as possible, this can inhibit a buyer from picturing themselves
in your house. An abundance of accessories draws the buyers attention
away from the features of the home and may make them think it is too
cluttered. Plus, dramatic color schemes may not appeal to
a buyer, giving them the feeling that extra work is needed to make the
home their own. Remember, buyers visually determine space, condition
and feel within 5 seconds.
